POLICIES, TERMS & CONDITIONS AND RENTAL AGREEMENT:

By submitting this information, you indicate that you have read and understand all policies below on this form and agree to those polices and as well as all other following terms and conditions for renting our cabin.

• You MUST be 21 years of age to rent a cabin.
• Check-in is at 3:00pm and Check-out is at 11:00am. NO EXCEPTIONS!
• You are responsible for any damages to the cabin or its content during your stay.
• Reece Ridge Cabins is not responsible for lost, stolen or damaged personal items while a guest at our cabin.
• Reece Ridge Cabins is not responsible for any actions you or your guests take or do while staying at the cabin or surrounding property.
• Reece Ridge Cabin is not responsible for any “Acts of God” or “Mother Nature”.
• You must submit an online reservation form to reserve a cabin.
• Reservations must be paid at time of booking.
• Refunds are given for cancellations made no less than 14 days in advance of check-in
  • Cancelation for a seven night stay required a 21 day notice.
  • A 10% fee is required for canceled reservations.
• No pets allowed, including pets of anyone who may visit you. With respect to other guests with allergies and health related issues our policy is no pets.  The person making the reservation is responsible for a $100 cleaning fee if pets are taken into the cabin. 
• No smoking in the cabin, on the deck, on the front porch or in the Hot Tub.  Do not throw cigarette butts on the ground or in the grass.  The person making the reservation is responsible for a $100 cleaning fee if smoking is detected in the above mentioned areas. 
• Any damage to or misuse of cabin, hot tub, furniture or any other physical or real property will be charged to our guests at the cost of the repairs.
• Please only place BAGGED trash into the outside receptacle. Please do not dispose of food products outside the cabin as this will attract animals to the cabin site.
• There will be a $50 charge for misuse of the hot tub during your stay and for foreign objects in the hot tub such as gum, food etc.  Please see Hot Tub section in Guest Services Packet.
• Hot Tub cover must remain on the tub while not is use including covering the tub before going inside for the evening. 
• Reece Ridge Cabins is not responsible for any injuries due to misuse of the hot tub or any other items located on the premises.
• No tent camping on the property.
• No hunting on Reece Ridge Cabins Property without written permission.
• We ask that while wet, do not sit on furniture and not leave wet towels on the floor, for this will damage the furnishings.  Leave wet items in the laundry baskets located in the bathroom closets.
• We encourage you to wear appropriate attire and use insect repellent while enjoying the outdoors. As wooded areas are prevalent to having chiggers, ticks, oak mites, etc; we encourage you to shower after outdoor activities for your comfort.  Reece Ridge Cabins is not responsible for mosquitoes or any other type of insect. 
• At check out, Guests are required to leave the cabin and property in the same general condition it was upon arrival.
• Upon Checkout Guests Agree to do the following (instructions are in the cabins as well):
  • Wash and put away dishes or start dishwasher
  • Clean out all food and beverages brought to the cabin
  • Wipe up spills on counters and floors
  • Please bag all trash and take trash to outside receptacle
  • Put all dirty towels, washcloths, etc in laundry baskets in bathroom closet or on bathroom floor; DON'T leave on floors in the cabin
  • Leave the bed, we will change it
  • Close and lock all windows and outside doors

By accepting this policy you are authorizing Reece Ridge Cabins to charge your account should damages occur.

At Reece Ridge Cabins, we reserve the right to vacate the premises at any time.  Relevant penalties apply for violation of policy.
